Cherry Group Brings Own Buyer to Week Old Listing

The Cherry Group, The Coconut Grove Realtors, brought its own buyer to to its listing at 2131 Secoffee Street in Coconut Grove. Listed for $520,000, the two-story fully gated 2,244 Square Foot home is a 3/3 on a 7,080 Square Foot Lot. The Cherry Group notes this has been the busiest holiday season in recent memory. Gary Hecht is only one of two Realtors in the Coconut Grove Office today and we're busy with out-of-towners looking for single family second homes and the few well-priced condos still available.

The Cherry Group Heads to New Year With Another Wonderful Closing

One of 25 single family estates in the gated enclave, Bayshore Villas, the home sold for $1,700,000 or $322.38 per square foot. A 3 bedroom, 3 bath and 2 half bath home, it showed beautifully and reflected the best in European elegance.

Home Values Sure To Keep Rising

The Cherry Group, The Coconut Grove Realtors, received a report a few moments ago from our Broker, Coldwell Banker. Look out! Inventory, on average, in Miami is down to 6.3 months from its high of 36 months of inventory at the height of the housing crisis in 2008. Broward County has about 5.4 months. Shorter supply means prices are moving up. Beginning to get calls from Art Basil visitors wanting to see properties, especially with lots of wall space.

Still Have to Patient When Listing



The Cherry Group, The Coconut Grove Realtors, is often asked by clients, "Are these people looking at my home serious"? The answer comes from how long they've been looking and how specific they are in communicating their wants and needs. The National Association of Realtors reports the median home search is 12 weeks. So when I ask a buyer how long have they been looking, it's an important question. If they just started their search, we might not see them again for a few months, if ever. When a buyer tells us he's not sure what community he wants to live in, we know he has a long way to go before coming back. On the other hand, should he say "I want Coconut Grove, a 4/3 mid-century modern with a bigger lot and great pool (have one like that a 3941 Crawford in the Grove), we know he's ready to get serious. Time looking and specific wants and needs mean a lot to a seasoned Realtor. By the way, average days on market in Miami-Dade is now down from 116 to 106 days.

Baby Boomers Coming to the Plate


There are 79 million baby boomers, and this year, the oldest boomers turn 65. Their impact on the economy is enormous, so looking at the home buying trends of this group highlights interesting differences between older and younger boomers. A new survey from Coldwell Banker reveals that younger baby boomers are interested in purchasing a second home (34 percent) as compared to their older boomer counterparts (22 percent). Here are some highlights of what we learned:
Not surprisingly, 87 percent of 1,300 agents and Brokers polled agree that the economy is delaying baby boomers’ plans to sell their homes.
However, the desire to own one or more homes in this generation remains strong. 87 percent of the respondents have boomer-aged clients who already own or are looking to own and investment property.
80 percent of respondents said that older boomers (age 56-64) are more likely to want to downsize than younger boomers, but it’s not all about money: 49 percent said the primary reason boomers in general are downsizing is for a simpler lifestyle.
More than one-third (34 percent) of agents say younger baby boomers (ages 47-55) are interested in purchasing a second home, and 31 percent of respondents say they are working with younger boomers selling and looking for larger homes The Cherry Group, the Coconut Grove Realtors, hasn't seen any noticeable influx in single family home sales here with this demographic. All of our sales have been with International, all-cash buyers in their forties and fifties.

Open House Wednesday A DUD

The Cherry Group, The Coconut Grove Realtors, reviewed the MLS for Broker single family home Open Houses in Coconut Grove and saw none. Every Wednesday Brokers open up their new listings so the Real Estate community can review the new inventory. We remember the day when 10 or 15 homes were open for previews, but not now. This is significant because the inventory for quality, well-priced homes is dwindling and virtually nothing is coming to market, driving values up by 1.5 percent on listed homes. There cannot be a better time to list in a market with modest inventory and mortgage rates in the basement.

Work Goes On After Closing with Foreign Nationals For The Cherry Group

The Cherry Group, The Coconut Grove Realtors, by necessity has created a concierge service for its Foreign National buyers. Most of our buyers lately have been from France, Mexico and South America and are buying major properties as second or third homes. Recently a buyer from France wired cash for the transaction and all was well until he attempted to have utilities turned on without having a US banking relationship. FP&L does not take foreign credit cards or accepts wires. To keep the house humming he put his deposit in our Paypal account and in turn, we deposited the money onto our credit card to pay FP&L a hefty deposit. We arranged for his pool and gardening services as well. He'll be in the States in 10 days and will establish a banking relationship at that time. Sylvia recently sold a beautiful Miami Beach condo to a Mexican family brought to us by CitiGold, Citibank's high equity division, to whom The Cherry Group is their exclusive Realtor. While the buyer was in Miami, Sylvia arranged for him to meet with furniture, closet and electroncs suppliers. The buyer returned to Mexico and Sylvia has invested almost a week at the condo overseeing the installation of all systems. When selecting a Realtor, you should consider three key factors; 1. When the Title Company did its due diligence, it discovered the owners didn't maintain the Trust and it is now defunct, disallowing it to convey any assets held in it, including the home. If your home is held in Trust, remember to pay annual fees and keep the Trust active.

The Cherry Group's International Clients keeping Business Humming

Coconut Grove Realtors The Cherry Group, sees its business soar through international buyers who have spent $82 billion on new homes so far this year - up from $66 Billion. One third of that business comes to us in Florida. The top countries represented here and their percent volume are Venezuela -28%, Canada - 10%, Columbia - 6%, France - 6%, Mexico - 5% and all other countries making up 27%. Nationally, Canada is first in home purchases. A big change is China taking over Mexico as number 2. Russia, now in 10th. place is coming on strong. The Cherry Group, Coconut Grove's Realtors Has Game Plan

Surprise! We weren't able to cash in on the lowest mortgage rates since WWII. We knew The Cherry Group's expertise is Coconut Grove real estate and not necessarily mortgage financing, but we were surprised with our naivety. I mean how appealing is a 4% mortgage for a 30 year note? Even with our fingers on the pulse of every aspect of our business, we lost touch that our own home had suffered, as every home in Miami-Dade County had, by losing value - essentially changing our LTV (loan to value ratio). Where we once had 20% equity in our home, we now had 10%, making our LTV 90/10. Lenders require a minimum of an 80/20 to process a new loan or a refi. So, after all the paperwork and headaches with our lender, we were told they couldn't refinance unless we brought a 'very handsome' check to the refi closing table, something we're not prepared to do. Interest rates are expected to spike considerably in about 4 years or so and a our goal is to refinance before then. What's the game Plan? Take every spare nickel and plop it in your principal to get that LTV to at least 80/20. Then, and just then, maybe there's a prayer to cash in on mortgage rates that we'll probably not see again in our lifetimes.

We approaching another Cherry Group Coconut Grove closing and once again we have received notice from the title company doing the closing, our listing has 4 open permits to be closed. As your Coconut Grove Real Estate Experts, here's a word to the wise: Don't pay the final check to the contractor or licensed workman who did the job until he hands you the closed permit! An open permit is not a lien and the house can close if accepted by the buyer, but we've yet to see that. The biggest headache in the world can happen should an inspector visit to close out an old permit and he finds you're not in compliance. The buyer doesn't have to close until your permit is closed and what's worse, he could wrangle out of purchasing altogether.

WHAT'S GOIN ON IN MEXICO?

We reported a couple of weeks ago that The Cherry Group was named by CitiGroup to be it's exclusive referral Realtor for its high equity clients (members of CitGold) from South and Central America and Mexico. Spanish is Sylvia Cherry's first language. And Gary Hecht founded Young & Rubicam's famous Spanish Ad agency, The Bravo Group. Their understanding of Spanish markets and cultural differentials are second to none. We now have a half dozen all cash buyers looking for homes/investments from $1 to $10 million. As bags of pesos are turning into US dollars from high equity clients coming here to Miami-Dade, we find it ironic that droves of illegal Mexicans are going back home. The media has reported that not only are illegals returning home because of a soft US economy, action at our unprotected borders has slowed with those attempting to enter. It seems the economy and way of life in Mexico are better than Russia and India. More jobs for labor, less expensive housing and better schools are available in Mexico than in the US. Who would have thought a tanked economy here would become a partial solution to our illegal immigration problem.

Worst Bank in America - BANK OF AMERICA- Proposes Loan Forgiveness Deal

The Cherry Group, Coconut Grove's Real Estate Experts, just read on a real estate site GLOZAL.COM, that BOA is talking to both state and fed officials about cutting a deal to release them in a huge class-action if it reduces the amounts owed by troubled borrowers who got the run-around from them when shooting for loan modifications. BOA made our life hell for a year after repeatedly losing paperwork sent twice by FedEx and twice emailed. At the end of the day, they awarded a modification, only to withdraw it two weeks later, saying the underwriter didn't approve it. My own daughter, countless friends and clients have shared similar stories. The principal owed would have to be $1 million, or less in some geographic areas, and a reduction would apply to the bank's own mortgages and those it services for private investors. BOA is seeking in return indemnity from future claims. In The Cherry Group's Real Estate practice, I do everything possible to advise clients not to go near BOA.

In it's bi-monthly newsletter, The Cherry Group reported only a .5% drop in Real Estate prices year to date in its marketing area. The Coconut Grove Expert Realtors also cited an average of 137 days on the market for listed homes and an average selling price -13.4% down off the asking price. Market activity is brisk and we think it's time to list. Buyers have to know it's also the time to buy. The pendulum is beginning to swing. Also, money will be getting tighter as banks reduce the limit on jumbo loans underwritten by the government.

The Cherry Group, Coconut Grove's Expert Realtors, sees a huge pricing hole in the Grove's housing inventory, where the average asking price for homes here is $978,517,000.. We don't see homes of value from $500-$700 thousand. Matter-of -fact, that's why they're still on the market. We just received a report from Trulia.com, a web site that's growing in favor for consumer computer, home searches. Through that web site in the last month, 17,800 buyers were looking for homes in Coconut Grove. The average price point they were looking for was $537,000. The homes we reviewed - some listed within the last few days - are in the mid to high $600K range and are frankly priced as much as $100,000 too much. If you have a home with a market value in the mid $500k range and list it accordingly, it should fly off the shelf.

A New York investor contacted The Cherry Group, the Coconut Grove Real Estate Experts, to search for investment opportunities in the village proper. To our surprise we discovered a significant portion of our village is on the "block". Here they are: The old Senor Frogs location asking $1,850,000; 3480 and 3486 Main for $3,500,000; Johnny Rockets location for $9,500,000 and a package of two properties -1.44 acres at 3444 on Main Highway to the south, Grand Avenue to the north, Fuller Street to the east and Commodore Plaza to the West. This is the building where The knife was located, retail below and the shopping Plaza next door. Asking price is $12,180,000. In reality, the properties are at the center of Grove commerce, but don't throw off the kind of income investors with short term goals seek out. I sure would like to own them for the long haul though. The question is, why is so much commercial in our village for sale? The last thing we need as Coconut Grove homeowners is to have a village that less than thrives. A vital business district bolsters our home values.

The number#1 factor driving buyers to the closing table is price. There are 10,000 homes listed in Miami-Dade County and many have been sitting there for years because none of us can really come to grips with 10 years of lost equity in our homes. On the other hand, we can either get out with clean credit and small gains or for some, let the house slip into foreclosure and sold short. People who have owned for 10 years or more will still pull money out.

NIGHTMARE-SELLING LEASED PROPERTY

A frequent nightmare for Realtors in selling leased property is gaining access to the property to show it. Often uncooperative tenants kill the deal by not allowing Realtors to show the home. Many of our neighbors in Coconut Grove own single family rental properties and have asked our advice when faced with this dilemma. Chapter 83.51, Florida Statutes (Landlord-Tenant) says that tenants shall not unreasonably withhold consent to the landlord to exhibiting the property to prospective buyers. If they are, the tenants must remedy their non-compliance within 7 days or the landlord may beginning moving toward an eviction. The Cherry Group, Coconut Grove's expert Realtors, recently had a listing where the tenant didn't allow access for a month because they were out of town. In that period, we were forced to decline about 19 showings to prospective buyers. If you're a Landlord, you have certain rights. Don't be held hostage by your tenants!

Despite reports in the Miami Herald about price erosion, Coconut Grove real estate prices have held up over the last three months. Single family homes selling for between $700,000 and $1,200,000 sold for $286.00 per square foot. Nine homes went under contract, but the final sales prices won't be known until closing. Coconut Grove single family homes selling for over $1,200,000 number four and sold for an average of $287.00 per square foot. Four homes went pending. COCONUT GROVE'S THE CHERRY GROUP HAS SOME FINANCIAL ADVICE WHEN BUYING A HOME

If you are purchasing real estate, don't do anything to impose on your credit score before your lender issues a loan approval letter to you. Better yet, don't extend your credit until you own the home. Often the Bank or Mortgage Broker issues a Pre-Qualifying letter to you, indicating that based on very preliminary information you could get the loan. The letter means little to you and virtually nothing to the seller and seller's Realtor. The Cherry Group, as the Coconut Grove real estate experts, counsels its buyers thoroughy on good financial behavior during the often tenous contract period. Even if funds have been escrowed for the second deposit, lenders do repeated credit checking right up until the loan is approved and sometimes after. That means one shouldn't lease a car or buy furniture on credit, as an examples, where one's credit would be pulled and scores lowered. Also, most lenders require 6 months cash reserves to cover mortgage, taxes and insurance. Banks often check the day before closing to be assured the money is there.

We have a pending contract on the family home on Poinciana in Coconut Grove of iconic architect Lester Collins Pancoast. His GREAT grandfather Collins was an early developer on the Beach (Collins as in Collins Avenue) and his wife Helene was the grand-daughter of David Fairchild. Pancoast focussed on integrating the outside with the inside and gained fame as a landscape architect. He passed away in 2003 and his widow Helene recently.

FOR COCONUT GROVE HOMES AND OTHERS THE "BUBBLE" STILL LURKS

In the Cherry Group's never-ending quest to stay on top of the Coconut Grove real estate market in particular, the immediate future for home sales might not be as bright as some pundits profess. Although 2011 first quarter sales show a staggering increase by 38 percent in Miami, home values continue to drop, now down 55% since the height of the market in 2006. So, while more homes are being sold, they're being sold for less while still under pressure from foreclosure which represent about 60% of all homes sold. In an on-line newsletter, Capital Notes, published by Bentwood Capital Partners (residential and commercial lenders), it was reported their expectations among other expert opinions, are that prices will fall another 14 percent through the end of this year before bottoming out. The Cherry Group's expert advice is to sell now and buy now! For buyer's, don't play Russian roulette with forecasts and wait it out. Another 10% savings or so on a purchase price means little against a 30 year year fixed mortgage at these interest rates. Here in Coconut Grove yesterday, The Cherry Group had its listing go pending at 2000 S. Bayshore Drive, #32 - better know as L'Hermitage. Expert Realtors have to "think outside the box" to get homes sold, especially now. Instead of listing the home under the category of condos and villas where it would completely get lost, Sylvia Cherry came up with idea to list it as a single family home. 2 One year's homeowner's insurance often held in escrow by the lender.

In the last two days in Coconut Grove, one home went under contract and The Cherry Group closed a home. The Pending sale was 4001 Park Avenue, asking price $849,000. Sylvia Cherry and I closed 2045 Tigertail Avenue for $1,025,000. The asking price was $1,150,000. Currently in Coconut Grove, there are 63 homes on the market priced between $800,000 and $1.5 million. WHAT'S UP WITH FSBOs IN COCONUT GROVE

Ever-more a rarity, I still see homeowners trying the FSBO (for sale by owner) route in Coconut Grove, as these few who dare to go it alone believe to become leading Coconut Grove experts is solely a function of putting up a "FOR SALE" sign. Sylvia Cherry and I spend thousands on each listing in Internet marketing costs and for sales promotional materials. About 85 percent of those who want to sell hire experts like The Cherry Group and some 17 percent try representing themselves, but usually last 30 days before they realize what a fruitless endeavor it really is. Almost always, we negotiate more for a property and the homeowner nets more (even after commissions) than the FSBO. I don't understand why one wouldn't attempt his own dentistry, appendectomy or court representation, yet believes he can perform a function requiring a license and years of experience.

HOUSING WANTS AND NEEDS CHANGING IN COCONUT GROVE

Made my Saturday visit to our Coconut Grove Coldwell Banker Real Estate office this morning to clear paperwork and while there talked with buyers who walked in to share their housing needs and to see what was on the market. This early to mid thirties couple reflected, in my mind, buyer preferences for now and the foreseeable future. They wanted about a 2,500 square foot home with 4 bedrooms and 3.5 baths. They wanted an open living/dining ,entertaining space and didn't have much use for the traditional living room. A large walk-in closet was key in the Master with a good Master bath. In a two story home they wanted the Master on the first floor. A two-car garage ranked high on their list as well. They were green-minded and talked of water efficiency and solar panels. Finally, they weren't drawn to a lot of land. You can bet though, we won't be for a loss of buyers in our charming Coconut Grove. We have two unmatchable elements; we're a waterfront community and we have those lush, beautiful trees that support our namesake, "The Grove". Coconut Grove is known world-wide and we'll always be one of the most desirable places on earth to live.

REALTOR GARY HECHT GOES TO HISTORIC AND ENVIRONMENTAL PRESERVATION BOARD

Coconut Grove Real Estate Expert Gary Hecht was appointed by The Miami City Commission to the Historic and Environmental Preservation Board. "I've been a Coconut Grove activist for most of the 20 years I've lived here", Hecht said, "But this is a Board I've always wanted to be a part of. Many of the issues that come before us are regarding Coconut Grove, because the Grove was founded even before Miami was chartered and its Bahamian roots run deep." Hecht also served on the Coconut Grove Village Council for four years, serving as its Chairman for one of those years. He said he believes being a leader in any industry should include contributions of time in service to the community. "There's a direct relationship between civic values and home values. Doing good works for the community feels good and its good for the market too."

COCONUT GROVE INVENTORY "SO-SO"

Just returned from my weekly rounds to inspect the Coconut Grove inventory of homes. Those I visited are either cool, very buyer specific and will be tough "sells" at any price while others are just nothing to write home about. When I moved to Coconut Grove over 20 years ago, buyers clamored for the castle-like 1920 DeGarmos, which I happen to love and also love to sell. But today, unless they have at least 2001 code upgrades like hurricane windows and roofing upgrades, they're tough to sell. There's not much breath in styles and values at mid to high price points in the Grove......just not much to pick from for many buyers. This is a perfect time to list if you have property in Coconut Grove. If it's nice and priced right, it'll stand out.
