GROVE AT GRANDBAY 34% RESERVED

                 The Grove at Grand Bay contacted the Cherry Group to advise that of the 58 units on the market in building #1, 20 are now reserved with a 10% deposit. This is rather miraculous as the building hasn't officially hit the market yet.

Sellers Increasing Prices in Grove and Gables

The Cherry Group, The Coconut Grove Realtors, keeps tabs on all data important
to sellers and buyers. About three times a day we review the Real estate Hot
Sheet to see what's selling, being listed, going pending, etc. We've been urging
those wanting to sell to list now because there's virtually no inventory out
there. To Buyers we've urged you to buy because prices will be driven upwards
because of increased demand. Well low and behold, we saw it for the first time
since 2006. OF THE SEVEN PRICE CHANGES TODAY IN THE GROVE AND GABLES, THREE
HOMES ACTUALLY INCREASED THEIR PRICES. The biggest jump up was at 3467 N.
Moorings Way moving from $12 million to $12.5 million. Even if demand is there
and Buyer and Seller agree on a higher sales price, it doesn't mean an appraiser
