HOUSING WARS-THE NORTH vs THE SOUTH GROVE

The Cherry Group, The Coconut Grove Realtors, studied the data and 2011 was quite a year in Coconut Grove. Our inventory of homes for sale dwindled down to 5 months, propelling an average up-tick in home values by about 5 percent. Compared to 2010 in the North Grove, we had a 20 percent increase in numbers of properties sold and a 38 percent increase in dollar volume to $45,300,000. In the South Grove, property sales increased by 29 percent, with a 30 percent increase in total sales volume to about $81,500,000. The Cherry Group's buyers literally can't find a home to buy here and we're writing contracts for homes $1,000,000 and up on the Beach and in the Gables. If ever there was a time in the last in 5 or 6 years to list, it's right now. The Cherry Group recently sold a home in Cocoplum in just 10 days and we've learned from colleagues, they're enjoying similar fast action activity.
